It is important to change out your AC filters regularly. Its about a $10-$20/month investment that is definitely worth making. Better yet, get your AC system serviced and cleaned at least a once a year in addition to monthly filter changes and you’ll be breathing even easier!

Know Your Numbers!

When your property is on the market, it is in your best interest to know your numbers. By this I mean you should know the dates and ages of various upgrades and/or replacements. They are important to most buyers and can be used as great marketing features when advertising your home.

Heres the top ten most inquired about –

  1. The age of your roof
  2. The dates when you replaced major appliances including refrigerator, dishwasher, stove and oven
  3. The number of AC/Heating units you have
  4.  The age of your AC/Heating units
  5. The year you did electrical upgrades
  6. When the last time your house was painted, inside or exterior
  7. The year you did your addition/remodel
  8. The dates of when you resurfaced or replaced parts of your pool or spa
  9. The year your house was replumbed
  10. The dates when your septic tank, well or oil tank was last serviced

Look Up!

This time I want you to check out your air vents.  These vents allow the air from your AC/Heating system to filter into a room. They are typically attached to your ceiling where the ductwork opening is located.

It’s important to periodically look up and see if  they and/or the ceiling around them is dirty. In this case, it’s both!

But after a simple wipe down of the ceiling and vent…..

This is an important item to address because when buyers see dirt on and around your vents they get concerned about your AC/Heating system as well as the condition of your ductwork. This is one of those deep clean items I mention in my book that you should take care of before your home hits the market.

If you want to go a step further, get your ductwork professionally cleaned. Just don’t forget to tell the buyers.  It’s a great selling point!

Clean Coils?

Most of us don’t give a moment’s thought to inside of our air conditioning’s system. But at least once a year, you should. Air conditioning systems need to be cleaned to run efficiently. Even if you are good about changing your air filter every month, servicing your system is important.

AC coils can be clean or dirty… it all depends on care.
