A home warranty is like an insurance policy on these systems in case there is a future need for a repair. They are typically a 1 year policy that costs between $400-$600 and is paid at closing. The amount depends on additional options you choose. For example, pool equipment is another great item for coverage in Florida. The only amount the buyer would need to pay at time of service is the trade fee which can range from $60-$100.

Most of us don’t give a moment’s thought to inside of our air conditioning’s system. But at least once a year, you should. Air conditioning systems need to be cleaned to run efficiently. Even if you are good about changing your air filter every month, servicing your system is important.

AC coils can be clean or dirty… it all depends on care.
